Therefore, as part of your business plan, you should:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li style=\"font-weight: 400\"><span style=\"font-weight: 400\">research your target market;<\/span><\/li><li style=\"font-weight: 400\"><span style=\"font-weight: 400\">define how you will differentiate yourself from larger agencies (lower price, higher quality service);&nbsp;<\/span><\/li><li style=\"font-weight: 400\"><span style=\"font-weight: 400\">understand your startup and operational costs; and<\/span><\/li><li style=\"font-weight: 400\"><span style=\"font-weight: 400\">familiarise yourself with the regulations that apply to the real estate industry.<\/span><\/li><\/ul>\n\n\n\n<p><span style=\"font-weight: 400\">This article explains how to obtain a real estate licence in New Zealand and how to set up and protect your business.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"font-weight: 400\">Getting a Real Estate Agency Licence<\/span><\/h2>\n\n\n\n<p><span style=\"font-weight: 400\">There are three types of licences you can get in New Zealand to work in real estate:&nbsp;<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li style=\"font-weight: 400\"><span style=\"font-weight: 400\">salesperson;<\/span><\/li><li style=\"font-weight: 400\"><span style=\"font-weight: 400\">brand manager; or&nbsp;<\/span><\/li><li style=\"font-weight: 400\"><span style=\"font-weight: 400\">agent.&nbsp;<\/span><\/li><\/ul>\n\n\n\n<p><span style=\"font-weight: 400\">To apply for any class of real estate licence, you need first to get a property degree. You can check a <a href=\"https:\/\/www.rea.govt.nz\/real-estate-professionals\/education-and-obligations\/approved-education-providers\/\" target=\"_blank\" rel=\"noopener noreferrer\">current list of recognised degrees on the Real Estate Authority website<\/a>.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400\">To obtain a branch manager&#8217;s or agent\u2019s licence, you will need three years&#8217; work experience in addition to your degree. You have to apply for your licence within ten years of completing your property degree, and you also need to complete an assessment. This assessment covers the sale and purchase agreements with <a href=\"https:\/\/skills.org.nz\/\">The Skills Organisation<\/a>.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400\">When applying for a licence, you pay a one-off application fee. To maintain your licence, you have to pay two annual levies.<\/span><\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><span style=\"font-weight: 400\">Setting Up Your Real Estate Agency <\/span><\/h2>\n\n\n\n<p><span style=\"font-weight: 400\">When you start a new business in New Zealand, you need to:&nbsp;<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><span style=\"font-weight: 400\">make sure your business name is not already in use;\u00a0<\/span><\/li><li><span style=\"font-weight: 400\">protect your name and brand by registering your trade mark (optional);<\/span><\/li><li><span style=\"font-weight: 400\">decide on a business structure and register your business;<\/span><\/li><li><span style=\"font-weight: 400\">get an <a href=\"https:\/\/legalvision.co.nz\/business-structures\/how-do-i-find-my-new-zealand-ird-number\/\">IRD number<\/a> for your business and understand your tax obligations; and<\/span><\/li><li><span style=\"font-weight: 400\">get insurance for your business.<\/span><\/li><\/ul>\n\n\n\n<p><span style=\"font-weight: 400\">You can choose to set up your real estate agency as a sole trader, company or partnership. These are the three most typical business structures in New Zealand. Each of these structures has its own benefits.<\/span><\/p>\n\n\n\n<p><span style=\"font-weight: 400\">For example, operating as a sole trader allows you to work on your own terms, and you can set yourself up relatively quickly and inexpensively. When you operate as a company, you have many financial advantages, such as:<\/span><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li style=\"font-weight: 400\"><span style=\"font-weight: 400\">limited liability;<\/span><\/li><li style=\"font-weight: 400\"><span style=\"font-weight: 400\">lower tax rate; and<\/span><\/li><li style=\"font-weight: 400\"><span style=\"font-weight: 400\">easier access to funds to allow you to scale your business.&nbsp;<\/span><\/li><\/ul>\n\n\n\n<p><span style=\"font-weight: 400\">You can start your real estate agency as a sole trader or partnership, and switch to a company structure later down the track.
